Residency card
Apply at your district police station within 90 days of arrival. Receipt issued immediately, card delivered in 6–8 weeks.
Bank account
Dirham or convertible account. Recommended: CFG Bank, BMCE, Attijariwafa. Bring passport, proof of address, visa.
Fund transfer
Office des Changes. MRE: free. Non-residents: declaration required to later repatriate rent or capital gains.

The most frequent mistakes we see from buyers who went solo or with a poorly aligned intermediary.

Buying without verifying the land title (titre vs. réquisition).
Underestimating fees: registration, notary, land registry (~7–8%).
Skipping the Changes declaration needed to repatriate funds later.
Confusing listed price with negotiable price — always negotiate 10–15%.
